San Antonio is home to Joint Base San Antonio, which spans JBSA Lackland, JBSA Fort Sam Houston, JBSA Randolph, and Camp Bullis. If you're PCSing here, the biggest housing decision is often balancing your commute with the neighborhood you'll actually enjoy living in.

Know your commute first

The north side, where neighborhoods like Stone Oak and Pinon Creek sit, is a practical home base for several posts. From the 78259 area, San Antonio International Airport runs roughly 12 to 20 minutes, JBSA Fort Sam Houston about 25 to 30 minutes, and JBSA Randolph about 20 to 30 minutes on Loop 1604. JBSA Lackland, on the southwest side, is the longest drive at roughly 35 to 50 minutes in rush hour. Factor in your duty station and shift before you settle on a part of town.

Set up your financing early

A VA loan preapproval can move your timeline forward and put you in a stronger position in a competitive market. Understand your entitlement, your funding fee, and your monthly budget before you start touring. If the home you love carries a VA loan, ask whether it's assumable, which can sometimes mean financing at the seller's lower rate.

Give yourself room on timing

PCS schedules rarely line up neatly with a 30-day close. Build buffer into your plan, confirm your orders and per diem dates early, and line up your agent, lender, and moving window before you rely on a specific closing date.

Choose for the long year

A good PCS home works for school runs, the commute, and the parts of town you'll actually use on weekends. Walk the neighborhood at the time you'd drive it, check the school feeder pattern, and confirm nearby shopping and recreation. You'll be living there, not just reporting there.
