A VA loan assumption lets a qualified buyer take over the seller's existing VA mortgage, keeping the seller's original interest rate, remaining balance, and term. In a market where rates have moved, that can mean financing at a rate below what's available for a new loan today.
Because so many of the homes I list in San Antonio and around Joint Base San Antonio are bought and sold by military families, assumptions come up often. Here is a plain-language look at how they work and what to verify before you count on one.
Any qualified buyer can assume
You don't have to be a veteran to assume a VA loan. The lender or servicer still approves you based on credit, income, and debt-to-income, and VA approval is required for loans originated on or after March 1, 1988. What you're taking over is the seller's rate and remaining term, which is the whole appeal.
The funding fee is small
Assumptions carry a 0.5% VA funding fee on the outstanding balance, well below the funding fee on a new purchase loan. Some assumers are exempt, including veterans receiving VA compensation for a service-connected disability and certain surviving spouses. There's also a capped assumption processing fee, currently $250 where VA prior approval is required. Because you're taking over an existing loan, there's often no new appraisal and no private mortgage insurance.
The seller's entitlement matters
If a non-veteran assumes without substituting entitlement, the seller's VA entitlement stays tied to the loan until it's paid off or refinanced. If the assumer is an eligible veteran who requests substitution of entitlement and intends to occupy the home, the seller's entitlement can be restored. Before a seller agrees to an assumption, this should be confirmed in writing.
When it's worth pursuing
An assumption makes the most sense when the seller's rate is below today's market and you qualify for the loan. It can also make a home easier to sell, which is one reason it's worth asking about on any VA-financed listing you're considering.
